BUYERS BEWARE:
If you choose to view homes WITHOUT a buyers' agent:


1. There is NO monetary gain to you as the buyer! (biggest misconception)

2. You are either a Customer of the listing firm or a party to Dual Agency.

  • As a Customer, you are unrepresented without professional guidance. The listing firm is looking out for the sellers' best interest, not yours. The seller has an advantage (a trained, experienced professional) in all inspections, negotiations, disclosures, etc. This means the highest price, minimal repairs, etc. The listing firm saves the marketing expense of paying a commission to a selling firm. The seller may even get a credit back at closing depending on the terms of the listing agreement.

  • In Dual Agency, the same company represents both the buyer and the seller. Please understand this concept before entering into this type of transaction. Dual agency is permited by Virginia Law if parties agree and can be handled one of two ways:

    1) Dual Representation: permits the broker and all salespersons to continue to represent both the buyer and seller, but they will not share any confidential information.
    2) Designated Representatives: the broker is still a dual agent, but separate agents are designated to represent the buyer and seller, and these agents represent their respective clients as if the agents work for seperate companies. Both agents give their best advice and keep the confidences of their respective clients.
